Is you building new, about to be built or in design/planning stage? Is the internal floor area greater than  50m2 and/or an extension on an existing building with a floor area greater than 25% the size of the existing building?

If the above is true you will require SBEM Calculations (also knows as BRUKL reports) at both design and completion stage to enable a Building Control Authority (e.g. the local planning department in your Council) can sign off your project. SBEM calcs are required at both DESIGN stage and AS BUILT (completion) stage and if the building is to be leased or sold upon completion, are usually concluded with the issuance of a Commercial EPC. Note, if the building is subdivided into multiple lettable units (with separate addresses) a Commercial EPC will be required for each individual unit plus any common/shared areas (e.g lobby’s, canteens, corridors, plant rooms etc)

Note, only LEVEL 4 qualified assessors such as ourselves are legally permitted to provide SBEM calculations/Commercial EPC on new buildings! Freeman Surveying are level 3, 4 and 5 qualified, the most qualified independent and operational Commercial Energy Assessors in South Wales. AS NO SITE VISIT IS REQUIRED FOR SBEM SERVICES, WE COVER THE WHOLE OF THE UK INCLUDING SCOTLAND AND NORTHERN IRELAND.

Commercial (Non-Domestic) EPCs

To ensure our EPCs are accurate and audit compliant we use DesignBuilder Software for all our thermal modelling. This means our EPCs are much quicker to produce and often deliver a higher rating than certificates produced using the inaccurate and frankly atrocious free government issue iSBEM used by the majority of assessors.

Display Energy Certificates (DECs)

Display Energy Certificates are a legal requirement for all public body occupied buildings where the building has a total floor area > 250 m2. If there are multiple buildings on the same site (e.g. a school or hospital) then certificates will be required for each separate building (i.e. unconnected by covered walkways as a minimum).

Dynamic Simulation Modelling (Lvl 5)

Level 5 commercial buildings are considered to be the most complex buildings to produce energy assessments for. A Level 5 non-domestic property can be identified from specific features such as atrium’s, automatic blind control and ventilation with enhanced thermal coupling. It is illegal to deliberately lodge a level 4 EPC against a level 5 building.

BRUKL Reports (SBEM Calculations)

SBEM Calculations (also known as BRUKL Reports) provide an analysis of the predicted energy performance of a building and are required by Building Regulations to comply with the Part L section of the regulations. When the building is complete our reports can be converted to a lodged Commercial EPC.
