Asbestos Management Surveys In Cardiff At Competitive Rates

Removal of dangerous ACM materialThe Duty Holder of any commercial building has a legal responsibility to ensure that the occupants (usually the people who work inside the building) are not at risk from coming to any harm due to the presence of any asbestos-containing materials (ACMs). If your building is was built or modified prior to 1999 and your building contains ACMS, then you must legally manage the risks associated with that material to reduce. A starting point in order to meet with this obligation is to commission an Asbestos Management Survey and the accompanying Asbestos Management Report.

What are these surveys and why are they needed?

An Asbestos Management Plan (HSE info here) is used to gather the information required in order to produce the Asbestos Register, risk assessments, laboratory analysis results and, provide the basis for the Duty Holder to create an asbestos management plan. The main premise of these documents is to ensure that the extent, type, and location of any ACMS are known and therefore steps can be taken to ensure that they undergo minimum disturbance during maintenance and day to day work activities.

Only a qualified P402 surveyor can undertake an Asbestos Management Survey, and crucially, any laboratory analysis of suspect ACMS must be completed by a UKAS accredited laboratory.

In addition to surveying occupied buildings, we are often requested to provide our reports as a requirement of a property transfer/lease registration.

A basic survey starts at under £200 and for a small retail unit can take as little as 30 minutes. Samples are only collected if the ACM is not identifiable on site and the surveyor requires further clarification.

Commercial EPC and Asbestos Management Survey packages are available as a combined discounted service, this is especially useful for building owners looking to sell or lease their buildings.

For buyers and sellers of houses, we also offer a similar service to our commercial survey, where we will carry out a site visit, produce a report and, if necessary, sample and analyse any suspected ACMs.
