We generate all quotes based up location, size and complexity level of the building. For example, a single shop unit in Cardiff will cost in the region of £175, while a ten-story office block would cost around £500. We will confirm all quotes in writing before attending site and payment is due prior to lodgement or certificates / release of reports.

Typically we can attend site within 48 hours or booking, site visit takes approximately 45 minutes for a typical 250 m2 building and we are usually ready to lodge within 24 hours of a site survey. For lab reports please allow 72 hours from site survey to report handover.

We will always discount multiple units sharing the same site address, and we carry out all our work directly so there is no middleman adding additional cost. Importantly, we will always take note of any sensitivities that may accompany the need for the survey and drivers behind it. As standard, we always operate in the strictest confidence.

The commercial EPC rating of your building environment is a vital element in enabling you to address your legal and ecological commitments as a commercial building owner.

As a landlord or owner, you are responsible for ensuring that all new or renewed leases registered after April 1st 2018 are submitted on the basis that a building has a minimum E rating Commercial EPC. Failure to comply with MEES could cost you up-to £5000 in fines. Our pragmatic, solution-driven ethos may be a welcome change to the normal black and white approach you might have come across in the past. We will work with you to achieve the results you need and fully appreciate that not every job has the same objectives.

No two surveys or assessments are ever the same, and it is often the case that during the site survey, sub-contractors with limited ‘vested interest’ may miss key aspects of the building that can mean the difference between a C rating and a G rating. In addition, third-party assessors may not have the time to ask the right questions prior to the survey and may not have access to the latest software (we use designbuilder) when modelling the building. All of this can lead to a building being seriously under-rated and receiving an incorrect and ‘highly inconvenient’  EPC rating. As we perform all our work directly we have a vested interest in knowing our customers and understanding their requirements in order that we deliver what they want.

During a site visit we are very mindful of the circumstances under which the work is commissioned and will always treat any sensitivities of the current occupants as a priority. We are able to see the bigger picture surrounding an assessment and we take this approach as standard with every job we are instructed on.

In addition to Commercial EPCs we also provide Display Energy Certificates (DECs) for school buildings, hospitals complexes and town halls. Unlike Commercial EPCs which rate the building itself (the ‘Asset’), Display Energy Certificates show an ‘Operational’ rating which can be simplified as ‘how efficiently the occupants of the building consume energy within the building’.

If you are based in Cardiff or the nearby area and are responsible for Public Buildings such as schools, colleges, hospitals or other structures frequented by the public, then legally you will be required to display an Energy Certificate (DEC) in an easily view-able area of your building such as a public lobby or reception area. To ensure that you don’t attract a fine of up to £5000 fine due to non-compliance, contact us and we can quickly provide you with the required certificate and give you recommendations on how to improve the operational rating of the building. DECs need to be updated periodically, depending upon the size of the building.

It takes around one hour to survey a typical building. Once we have visited a site and you have provided us with the previous 12 months heating and electric bills we can complete the necessary calculations to generate a Display Energy Certificate. We will email you a .pdf copy of the completed certificate for you to print off and display in a public lobby or reception area of the building.

BRUKL – Building Regulations United Kingdom Part L2A/B – GUARANTEED PASS

BRUKL reports are costed as a direct provider to Caerdydd/CF1To achieve a pass in Part L2A or B of the British Building Regulations,  a BRUKL Report is needed during both the design and completion (as built) stage to show a Building Energy Rating (BER) that is less than the nominal Target Energy Rating for the type of environment under assessment. We deliver turnkey BRUKL (SBEM Calculation) packages that include initial design, consultancy, as built calculations and a final lodged Commercial EPC. If requested, we will also work with your building control officer on your behalf. We offer a full turn-key package from design to sign-off.

SBEM – Simplified Building Energy Modelling – Part L2 A/B Calculations

SBEM (Simplified Building Energy Model) is a methodology that was developed by BRE in support of the National Calculation Methodology (NCM) for the ‘Energy Performance of Non-Domestic Buildings Directive’. SBEM supplies the analytical results needed for accurate and reliable building efficiency calculations and reporting.  SBEM Calculations are the standard methodology approved by the government for accurately evaluating energy use and carbon dioxide emission levels within a commercial operating environment. We have extensive experience with modelling all types of non-domestic buildings using SBEM methodology and can assist, not just with the calculations but also in recommendations relating to changes to the structure at the design stage to enhance the BER. For complicated level 5 buildings, we are accredited to provide DSM (SBEM with daylighting and weather factors) services.

DSM – Dynamic Simulation Modelling – Daylighting and Weather Calculations

DSM (Dynamic Simulation Modelling) is brought into use when a commercial building comprises mechanical shading, an atrium or another shading element detrimental to its energy efficiency. Examples of building types that would come under DSM jurisdiction (classifying the building as a level 5 building) include skyscrapers, large hotels, shopping centres or airports. DSM methodology employs dynamic thermal properties influenced by factors such as weather and sunlight/shading to enhance the BER calculation (in addition to the SBEM thermal calculations). As a result, it is more complicated to carry out and provide a level 5 EPC than for a building coming under a level 3 or 4 classifications.
