Typical lead time is under three days and we are happy to quote most jobs immediately over the phone. We don’t retain your info for quote purposes for longer than 14 days and have a strict policy of not chasing potential clients for a decision once we’ve provided a quotation. You have our number, if you want us to proceed you’ll let us know (however if we have also provided you with a potential date for a site visit, we can only hold this open for 24 hours)

We also provide a cost-effective, combined Commercial energy survey + Asbestos Management Survey for landlords.

Payment is always due prior to lodgement or release of any reports, although you can pay us when we attend site if you wish). We like to lodge certificates and release reports on the same day as a site visit, so please consider this when making payment.

As you are probably aware, it is no longer legal to lease a commercial building that is rated with an F or G Commercial EPC. These regulations are referred to as the Minimum Energy Efficiency Standards (MEES). Our jargon-free explanation of MEES can be read here.

If we survey your Cardiff building and it does not achieve an E rating then included in the cost of the service we will tell you exactly what you need to do to increase the rating to an E for the least cost. We will not lodge the EPC (unless you tell us otherwise) until you have undertaken the improvements, then on the condition that the work is completed within six months, email us photographic evidence to prove that the improvements are complete to the minimum recommendations and we will upgrade the original EPC model and then lodge the improved EPC. If the work takes longer then 6 months then a second site visit will be required for which a fee is chargeable.

If you’re selling your building and it is currently occupied, frequently the people who work there are not yet aware of your intentions (although they may well harbour suspicions). When we enter a building and are asked what the purpose of the survey is, our standard response to any inquisitive occupants is that it is for insurance purposes.

We are able to fast track survey work and issue of certificates/reports on the same day as instruction for an additional fee.

We are busy, so please don’t expect to be prioritised unless you are willing to purchase the fast track option. However, even without fast-track, the work will be complete within a few days of instruction.

Please note, we do not do key collections from estate agents and for insurance purposes we need to be let into the property by the key holder.

These Certificates (DEC) are operation ratings for public structures that are LEGALLY required to be displayed in all a visible location. We need the previous 12 months energy bills / renewable energy generation  (12 months) and floor plans to produce a DEC. A site visit is also required.

BRUKL – Building Regulations United Kingdom Part L2A/B – GUARANTEED PASS

BRUKL reports are costed as a direct provider to Caerdydd/CF1SBEM Calculations (BRUKL reports) are needed to confirm that a building passes Part L2A/B of the UK Building Regulations. Building control will ask for a BRUKL report during the planning and final stages of construction of a commercial building. This includes HMO’s, student accommodation and hostels. To produce a BRUKL report (at either stage) we will require you to complete our online building info form and submit evidence to support. We will convert the final As-Built BRUKL into a ‘SAP’ Commercial EPC that will enable you to lease or sell the building. Packages are available that include consultancy at the design stage.

SBEM – Simplified Building Energy Modelling – Part L2 A/B Calculations

SBEM (Simplified Building Energy Model) is the government approved method used to determine the Building Energy Rating  (BER) of a commercial building.  SBEM calculations are used to produce a  BRUKL report (output document) and also determine the EPC rating of a non-domestic building.

DSM – Dynamic Simulation Modelling – Daylighting and Weather Calculations

DSM modelling example as used in a CF1 commercial EPC assessmentUltra modern buildings (typically offices and hotels) often include features such as mechanical shading, atrium and make maximum use of natural daylighting. Because natural light is integral to the energy efficiency of the building, it is classified as a level 5 building and can only be assessed using Dynamic System modelling methodology (DSM). SBEM is unable to take daylighting into consideration and therefore a level 5 building that has been mistakenly assessed as a level 3 or 4 (SBEM) must be reassessed using DSM compliant software with the previous SBEM EPC struck off the register.
