BRUKL Reports (SBEM Calculations)

SBEM Calculations  (also refereed to as BRUKL output documents)  are legally required by Building Control for all new buildings,  or extensions on extensions on existing buildings where the extension part has a floor area greater than 25% of the floor area of the original building.

We the most experienced and qualified independent and direct providers of SBEM calculations in United Kingdom. We approach SBEM from a consultancy perspective and have developed a turnkey package to ensure cost effective and timely compliance. The package includes all necessary reports and certification and unlimited consultancy is included as standard in all our SBEM work.

  1. DESIGN – unlimited simulations and Assessor feedback/consultancy to achieve a compliant SBEM/BRUKL score
  2. AS BUILT – compliant SBEM report (BER<TER) to include any modifications as necessary
  3. Lodged “as-built” Commercial EPC

For a full package including all Design and As Built SBEM calculations plus an “As Built” Commercial EPC, prices start at £300 PLUS VAT per unit. Significant discounts are available for multiple units.

For design stage SBEM Calculations with consultancy (no EPC or As Built Calcs) prices start at £175 PLUS VAT.

TO ENSURE A PASS, ALL SBEM WORK COMES WITH FREE UNLIMITED EMAIL/TELEPHONE CONSULTANCY.

These reports can only be produced by a level 4 qualified Commercial Energy Assessor.

Once the building is completed, the Assessor will convert the most recent As-Built SBEM calculations to a Commercial EPC (also refereed to as an “On Construction Commercial EPC”).  This will permit the building to be legally rented or sold. Without a vaslid Commercial EPC the building may NOT be rented or sold!!!

SBEM calculations and On-Construction Commercial EPCs can be produced off plan by a level 4 qualified assessor, there is no need to visit the site providing the Energy Assessor has been issued with the relevant information. This typically consists of the following which is required before the Assessor can begin work on the SBEM calculations.

  • HVAC info – location/heat recovery, make/model etc.
  • Lighting loads (w/m2 @ 100 LUX, or, lumens/watts either per zone or average for building) – click here for an example document
  • Hot water systems (storage tank make/model/size)
  • U-Values – walls, floors, roofs, glazing, doors
  • Plans and elevations – must include measurements (do not include autocad files)
  • General overview of mechanical ventilation – location, heat recovery, make/model etc
  • External elevations / conceptual drawings
  • Air test Certificate if >500m2 (or if <500m2 and permeability is being declared as less than 15)
  • (optional but helpful) Photographs of the project, during construction and upon completion

Note, for shell and core / design stage buildings, as a minimum we require only floor plans and elevations to produce either an EPC or an SBEM report. However, any M&E specifications or U values that have been recommended (in the absence of any information provided) within the calculations should be implemented as a minimum during fit out.

IMPORTANT – An On-Construction EPC is only required for building regulation compliance when it is fitted with services including HVAC and Hot Water, however if the building is required for marketing and sale whilst it is still in SHELL AND CORE stage, then an On-Construction EPC using the presumption of the most energy intensive fit out is allowed.

BRUKL AS BUILT (SBEM Calcs)

When the building is complete we will produce a final SBEM As Built calculation. Building control will require this to sign off the PartL2 section of the project. If the building has been built in line with the most recent SBEM Design Calculations, no further evidence is required.

On-Construction Commercial EPC

After the SBEM As Built Calculations are complete we can proceed to the final stage which is the creation and lodgment of an On-Construction Commercial EPC.On Construction EPCs can be produced off plan, there is no need to visit the site providing the Energy Assessor (level 4 minimum) has been issued with a set of drawings and specifications. Design or construction drawings/documents cannot be used for this purpose unless they are accompanied by a statement from the designer stating that the construction information is As Built. When you have provided all the info required by Convention 2.06 please complete the online declaration (link below) that confirms that info used in the most recent BRUKL accurately reflects the completed building.

Building control will request SBEM calculations (and the output BRUKL Certificate) for extensions (Part L2B) for projects greater than 1000 m2 or more than 25% of the original floor area.

For new build anything over 50 m2 will require a  BRUKL Certificate.

RENOVATIONS AND CONVERSIONS DO NOT REQUIRE SBEM CALCULATIONS AND UNLIKE NEW BUILDS OR EXTENSIONS, CANNOT BE UNDERTAKEN OFF PLAN!!

Building Control will not sign off your building design and you will be unable to complete your project.

The owner, although the builder/main contractor will usually take responsibility.
